Dutch Purchase Manhattan - Monumental History
James Loewen comments on monument of Dutch purchase of Manhattan

The concert opera PURCHASE OF MANHATTAN sings-to-life the drama of New York's hidden beginning. Was the island's price tag really $24 worth of beads? A production of the Lenape Center in Manhattan, the opera's intuitive quality captivates Indian and non-Indian audiences alike with an intelligent and inspired look into the life of Manhattan's first inhabitants, the Lenape. PURCHASE OF MANHATTAN mingles together a perfect blend of operatic and American Indian singing styles about the famous beginnings of "New Netherland," later becoming "New Amsterdam" and finally "New York." By keenly re-staging New York's founding from a Lenape perspective, the opera blazes uncharted territory with shrewdness and eloquence. PURCHASE OF MANHATTAN is exquisitely scored for three solo voices, chorus, American Indian singers, orchestra and Native American flute, by preeminent Mohican composer, Brent Michael Davids, in collaboration with celebrated Abenaki author, Joseph Bruchac, for the libretto. The music interlaces American Indian and Western European styles in a hybrid mix that is exuberant and dazzling; it's an amalgamated compositional style that classical music critic Bill Parker describes as "never glib or facile, but rich in resonance." As a Mohican from a tribe once residing in lower Manhattan, Brooklyn and the Bronx, the composer's lyrical conjuring of early Lenape life is unique and bold. Similar to his creations for Chanticleer and Kronos Quartet, we straightaway grasp the opera's primal earthiness amid the sparkling orchestration, making our ears dance with delight. PURCHASE OF MANHATTAN was commissioned by the Lenape Center in Manhattan with support from the Collegiate Church of New York and funded in part by the Smithsonian National Museum of the American Indian's Expressive Arts program, the Indian Arts Research Center of the School for Advanced Research with support from the Ronald and Susan Dubin Artist Fellowship, the Native Arts & Culture Foundation's Artist Fellowship, and ongoing support from Sharon Doty Davids. The promo audio was edited from a performance by the Society for New Music in Syracuse NY, featuring soloists Laura Ensin, Jonathan Howell, Steven Hull, and conductor Sara Jobin. Actually, the Indians scammed the Dutch with the Manhattan purchase (Limbaugh explains)
Rush Limbaugh (11/25/15): "What Minuit did not know at the time, however, was that his masterful real estate deal had been struck with the Canarsie tribe, residents of Long Island; they held no title to the land they sold to the Dutch." TOP 5 TRAVEL TIPS FOR NEW YORK CITY | New York City Travel Guide
New York City is a fascinating city to travel. So I'm going to share travel tips for new york city. New York City revolves around three things: time, speed and efficiency. In fact a lot of Manhattanites live by daily mental check lists and feel like they never have enough time to everything they want and need to do. Today I'm going to share with you my New York City Travel Guide of Tips. 1. Bring comfortable and practical shoes. Now I know a lot of you have probably watched Sex & the City and the women in that TV show always wear high heels. That's because they were taking taxi cabs everywhere. Unless you're taking taxi cabs everywhere , be prepared to walk. A lot. you'll be walking up and down stairs, you'll be taking the metro and the bus all around and you'll be walking blocks and blocks and BLOCKS! Being from Hawaii I was practically born in flip-flops and when I moved to New York, I realized they just didn't work there. 2. Don't stop in the middle of a busy sidewalk or at the entry of a subway station. I like to think of busy New York sidewalks as kind of like the pedestrian version of the German Autobahne. If you're going to stop on the sidewalk or when you emerge from the subway station pull off to the side so other people can pass you by. Simple as that. 3. It is a well-known belief that New Yorkers happen to be very impatient, therefore, next tip is if you're waiting in a checkout line, have your wallet ready when you get to the cash register. The last thing you want to do is wait until you get to the very front, have the cash register ring you up your purchase, tell you what it is and then you... open your bag to look for your wallet. You might not make the cashier or the people behind you very happy. Remember, good customer is not a requirement in New York city. It's an option. 4. Now a lot of people think that New York City is an expensive place to live as well as to visit. That can't be furthest from the truth. The two things that tend to be expensive in New York City are rent and a hotel room. Outside of that you'll find that Manhattan actually has a lot of free activities, like concerts in Central Park, or Shakespeare in the park. You have street markets and street vendors who sell things at a very discounted rate. You don't need to rent a car, you can always take public transportation. In fact, you can buy daily, weekly and monthly unlmited metro passes. If you love to eat, there's always hole-in-the-wall restaurants with good food, for cheap! Also if you love shopping, New York doesn't have sale tax on clothes. Now last, where to find toilets. New York isn't really known for having a whole lot of public toilets and if it did, I don't know if you'd actually really want to use them. People can be dirty. But if you really had to go and were looking for a spot to go in, then my best suggestion is: Mc Donald, Starbucks, public museums as well as the New York public libraries. some parks migh have them but I wouldn't count on them. One handy app I have is Sit n Squat. It's downloadable for free by Charmin and it will help you locate the nearest toilet whether paid or free on your phone. Hope you enjoyed this video. It’s right below Roosevelt Island and next to the United Nations headquarters and has more history per square foot than most places in Manhattan. It’s origin dates back to the late 19th century when construction of an underground tunnel produced a tiny mound of rock that was originally named Belmont Island, after August Belmont Jr. who financed the construction project. In the intervening years it was leased by a Buddhist spiritual group, crashed into by numerous vessels, and briefly occupied by a protesting artist.

One last time: The Drama Book Shop, 250 West 40th Street, NYC
What is your favorite memory of the Drama Book Shop on 40th Street in Manhattan? Mine is the first time I saw Story Pirates in the Arthur Seelan Theatre. I was so lucky to spend ten years as a regular at the DBS. When their rent was hiked and it looked like the owners were forced to come, the whole theatre community was heartbroken. To our great delight, Lin-Manuel Miranda, Tommy Kail, Jeffrey Seller and the Nederlander Organization banded together to purchase the Drama Book Shop — which they’ll be reopening in about a year in a new, as-of-yet-undetermined location. Here is one last look at the 40th tree location, for all those who loved it in person and from afar. For Students: http://l.prageru.com/2aozfkP JOIN our Educators Network! http://l.prageru.com/2aoz2y9 Script: It’s been 50 years since Dr. Martin Luther King, Jr. was shot to death on a motel balcony in Memphis, Tennessee, and over the decades he has become one of the most revered figures in American history. There is an impressive memorial to him in Washington, DC, and a museum celebrating his life in Atlanta, Georgia. Countless schools and boulevards have been named after him, and a national holiday is dedicated to his memory. How is it, then, that so much of his legacy—what he hoped to pass on to the future—has been lost? King wanted equality under the law and said, famously, that people ought to judge one another based on character, not skin color. But he also believed that blacks had an important role to play in their own advancement. The black civil rights battles in America are now over, and King’s side won. The best indication of that may be that King has had no real successor. If black Americans were still faced with legitimate threats to civil rights—such as legal discrimination or voter disenfranchisement—it’s likely that leaders of King’s caliber would have emerged to carry on the fight. Instead, what we have today are pretenders who have turned the civil rights movement into an industry, if not a racket. And what have these racketeers accomplished? A lot for themselves, and very little for their constituents. Racial gaps in income, education, and home ownership were narrowing in the 1940s, ’50s and ’60s. But after King was replaced as the spokesman for black America by the likes of Jesse Jackson, Al Sharpton and others, these gaps began to widen in the 1970s, ’80s and ’90s. This suggests that the racial disparities that continue today aren’t driven by whatever racism that still exists, despite all the claims to the contrary from progressives and their allies in the media. It also suggests that black culture—attitudes toward marriage, education, work and the rule of law—plays a much larger role than the left wants to acknowledge. More marches won’t address fatherless homes. More sit-ins won’t lower black crime rates or narrow the school achievement gap. Electing more black politicians and appointing more black government officials can’t compensate for these cultural deficiencies, either. Black mayors, congressmen, senators, police chiefs and school superintendents have become commonplace since the 1970s. Even the election of a black president—twice—failed to close the racial divide in many key measures. Black-white differences in poverty, home ownership, and incomes all grew wider under President Obama. Discussion of antisocial behavior in poor black communities, let alone the possibility that it plays a significant role in racial inequality, has become another casualty of the post-’60s era. King and other black leaders at the time spoke openly about the need for more responsible behavior. After remarking on the disproportionately high inner-city crime rates, King told a black congregation in St. Louis that “We’ve got to do something about our moral standards. We know that there are many things wrong in the white world,” he said, “but there are many things wrong in the black world, too. We can’t keep on blaming the white man. There are things we must do for ourselves.” For the complete script, visit https://www.prageru.com/videos/where-are-you-martin-luther-king

Tips for Buying a Home in NYC (2019) | Hauseit® New York City
Tips for Buying a Home in NYC. Learn More: https://www.hauseit.com/tips-for-buying-a-home-in-nyc/ Calculate Your Buyer Closing Costs: https://www.hauseit.com/closing-cost-calculator-for-buyer-nyc/ Buying a home in NYC is more challenging than in other parts of the country. This is due to a combination of factors including greater buyer competition, the added complexity of co-op apartments and the intensity of the real estate agents who operate in the city. Here are four tips for buying a home in NYC: Find a Great Buyer’s Agent Who Offers You a Closing Gift This is the typical first piece of advice you’ll find online when googling tips for buying a home in NYC. Most articles online will encourage you to ask friends and family for a referral or to look online for public reviews of great buyers’ agents in your area. The primary flaw of this advice, much to the detriment of all home buyers, is that it doesn’t mention to you the fact that you can reduce most if not all of your buyer closing costs by receiving a closing gift discount from your buyer’s agent. The key for buyers to understand is that even though the services of buyers’ agents are pitched as being free, you along with every other buyer are paying for it collectively in the form of higher sale prices. Just because sellers have to pay the broker fee (which is typically split between the listing broker and buyer’s broker) does not mean they don’t markup sale prices to account for this cost. Working with a seasoned buyer’s agent who also offers you a buyer closing credit can give you the best of both worlds: strategic advice throughout your deal plus the advantage of monetary savings at closing. You can request a buyer closing credit in NYC by visiting www.hauseit.com Prepare Your Offer Documentation in Advance Preparing your offer documentation early in your search will show sellers and listing agents that you are a ready and able buyer. Serious buyers who submit fully documented offers typically have greater leverage in negotiations compared to buyers who appear unprepared and unorganized. Preparing your offer docs in advance will also help you compete more effectively against other buyers, especially those who are receiving this same advice from experienced buyer’s agents. Certain properties in NYC can sell in a matter of weeks, so the last thing you want is to be outmaneuvered by other buyers who have done their homework. The first step we suggest is to request a pre-approval letter from a mortgage broker or banker. It’s also a good idea to prepare a REBNY financial statement, especially if you’re thinking about buying a co-op. You can download a sample REBNY financial statement and view instructions at www.hauseit.com Don’t Reach out to Listing Agents Directly in NYC Assuming you’ve decided to work with a buyer’s agent, you’ve got to respect industry conventions for buying a home in NYC and not make the “substantive first contact” directly with the listing agent. Doing so may give cause for the listing agent to refuse to work with your buyer’s agent because you are arguably a direct buyer. We realize this can be tough sometimes as you are eager to buy, looking at homes yourself on the internet and want to have your questions answered immediately. However, resist the urge to hit “Contact Agent” on a listing and instead send a list of your questions and listings you want to see to your buyer’s agent. Your buyer agent will reach out, schedule showings, sign you up for open houses and get your questions answered. It may seem cumbersome to have to work through a middleman, but the upside is you’ll have a loyal, dedicated agent who does have better data than you do who will help you schedule, negotiate and be with you every step of the way when buying a home in NYC. Understand the Differences Between Condos and Co-ops At this point, you should have an idea of whether you want to buy a condo, co-op or townhouse in NYC. Generally, condominiums are more popular but priced higher because they are “real property” with all the traditional rights of real estate ownership. This means you can rent out your apartment to whomever you want for as long as you want. Co-ops on the other hand usually have restrictions on how often you can sublet your apartment. However, buying a co-op is a popular choice for many working families because they are generally much cheaper than comparable condos. Co-ops also have lower buyer closing costs of 1% to 2% on average compared to around 4% for condo apartments. Looking to buy or sell a home in New York? Boston Drive 4K - Boston’s Booming Seaport District - USA
Saturday afternoon drive around the "Seaport District", or"South Boston Waterfront". https://www.wsdevelopment.com/our-properties/boston-seaport-2/ The new home to General Electric (GE) corporate headquarters and global athletic footwear and apparel company Reebok. In a massive renaissance, the area has seen an enormous construction boom in recent years; considered "the hottest, fastest-growing real estate market in the country". A two-bedroom apartment can rent for more than $5,000 per month and the purchase cost would be more than $2 million in 2018. Waterfront Redevelopment This section of South Boston north has been targeted for massive redevelopment. The Fallon Company is currently developing Boston’s Fan Pier, one of the most sought-after waterfront sites in the United States, and a catalyst for the revitalization of South Boston’s waterfront. Fan Pier is a nine-acre, 21 city block site which consisted largely of underutilized parking lots when the Fallon Company purchased it for $115 million in 2005. Today, it is a neighborhood consisting of four commercial towers – One Marina Park Drive, 11 Fan Pier Boulevard, 50 Northern Avenue, and 100 Northern Avenue – and a luxury condominium tower Twenty Two Liberty. A second residential building, Fifty Liberty, is currently under construction. Two more high-rise towers are planned. When complete in 2020, the $4 billion Fan Pier project will encompass three million square feet of commercial and residential real estate, public, civic and cultural space, including two parks and a 6-acre marina. According to the Boston Seaport website, the Seaport/South Boston Waterfront has 78 restaurants, 8 hotels, and continues to grow. The Boston Convention and Exhibition Center straddles D Street. The Seaport Hotel and Seaport World Trade Center is located on Commonwealth Pier. A new home for the Institute of Contemporary Art hangs over Boston Harbor just north of Northern Avenue. The Society of Arts and Crafts, New England’s oldest craft-focused nonprofit is situated closeby on Pier 4. The John Joseph Moakley United States Courthouse is on Fan Pier. The South Boston Waterfront, or The Seaport, in a massive renaissance, has exploded in recent years; considered "the hottest, fastest-growing real estate market in the country", the Waterfront has seen an enormous construction boom. The "Innovation District," as ex-mayor Tom Menino termed it, is now home to tens of new office towers, residential buildings, and "innovation labs" either proposed or under construction. As of September 2010, the Seaport Square project was also under planning. It was expected to cost $3 billion and replace parking lots between the federal courthouse and convention center with a 6,300,000-square-foot (590,000 m2) mixed-use development. Construction was expected to begin in 2011. Due to the increase in nightlife in the neighborhood, on-street parking for residents has become increasingly scarce. In response, city officials are launching a 90-day pilot program that will expand resident only parking to seven days a week, from four. On January 13, 2016, it was announced that GE will be moving its corporate headquarters from Fairfield, Connecticut to the South Boston Waterfront. GE ranks eighth on the Fortune 500 and will become the largest publicly traded company based in Massachusetts. According to the Boston Globe, a two-bedroom apartment in the Seaport area can rent for more than $5,000 per month and the purchase cost would be more than $2 million in 2018. In November 2016, the global athletic footwear and apparel company Reebok announced they would be moving their headquarters from the Boston suburb of Canton to the innovation and design building in the seaport district of South Boston. The reasons for the move, according to the company, is to be located in an urban environment that is more desirable to millennial workers and to “clarify the roles” of United States offices. The move was completed in the fall of 2018. South Boston is a densely populated neighborhood of Boston, Massachusetts. South Boston, most popularly known as Southie, was once a predominantly working class Irish Catholic community, but has become increasingly desirable among young professionals. South Boston has undergone gentrification, and consequently, its real estate market has seen property values join the highest in the city. https://en.wikipedia.org/wiki/South_Boston https://www.bostonseaport.xyz/
