Generally speaking, this happens because most people only have one house available to them to live in at a time. Since the purchase and mortgage of a home is typically the largest investment Americans make, this exciting time also presents a conundrum: how do you sell one house and purchase the next when all of your cash is tied up in the first house? The answer? Carefully. There are several aspects to consider under the guidance of a real estate professional like myself. You’ll first want to determine the realistic value of your current home in today’s market along with how much you will net after all the fees are paid. From there, you’ll know how much you have to work with for the next house. Next, you should discuss what you want in your next home and even identify a property you would strongly consider purchasing. Then your Realtor can give you an estimate (or connect you with a lender to do so) for that new property based on the amount of money you have to work with from the sale of your existing house. As long as the numbers are in line with what you feel comfortable with and what you would be approved for, then you can move forward with a plan to put your home on the market and begin your home search. Ideally, your current house will sell first, and then you can offer to purchase your new home next. Settlements typically occur on the same day or within a few days from one another. So you would pack up and move out of your current house, sign papers to complete the sale, and receive a check for your proceeds. As early as later the same day, you would give that check to the title company for the purchase of your new home, and they would apply it to the terms of your mortgage and cut you a check back the same day for the difference (if you weren’t using all of it).

The Ten Secrets For Selling Your Home, By Sophia Polk All of these secrets and more, have to be executed properly because it is the aggregate of these secrets combined with excellent marketing that will enable you to sell your home for top dollar. Secret number 3. “Remember that the kitchen is top priority.” In my opinion, you are not really selling your home, you are selling your kitchen—that’s how important this is. If your home is up-to-date and current, all you need to do is keep it clean and brightly lighted. There may be some cases where a kitchen remodel may be in order and when I evaluate your home, I will advise you on what exactly to do to maximize the value of your home. If you did have to update your kitchen, in most cases, you will get back 85% plus of the actual hard costs of doing the remodel but also assure the sale of your home. It may be as simple as new countertops to solve the problem. Painting the kitchen and new cabinets are the typical solution for a tired, dated kitchen. If you have little to spend to improve the kitchen, spend the money on a new fancy stainless steel appliance. One… new appliance may do the trick because it makes people feel like the other appliances are up to date. The next secret is “declutter your home and make it look more like a house than a home.” What do I mean? I am referring to reducing the “personal” stuff you have in your home as much as possible. the more of your personal items, the less people can see themselves, imagine themselves living in your home. Get rid of at least a third of your personal belongings and put it in an inexpensive storage unit. This includes personal photos, memorabilia collections and personal keepsakes. Consider hiring a home stager. Staging is arranging your furnishings to best showcase your floor plan and maximize the use of space. I consider myself a staging expert and my team will either stage your home or we can use one of my premiere stagers to transform your home and magically create a look that will amaze you. And this leads me to the next secret selling strategy, please “don’t over-upgrade your home.” This is a classic mistake that so many people make. Everyone has their personal taste and when people move into a home, sometimes they start doing improvements and they think to themselves, “i can always get this money back when I sell.” If you over upgrade, you are more than likely going to lose money when selling. another thing that happens is when people decide to sell their homes, they start making improvements and get carried away. quick fixes before selling, almost always pay off if done right. Big improvements, not so much! a new fresh coat of paint will usually have a great ROI. Fix leaky faucets and clean out the grout. Clean curtains or replace. When I see your home, I can quickly make recommendations that will give you a great ROI. This next secret is a little on the sensitive side for some people. You might have the idea that a cute little dog will warm the hearts of your prospective buyers, but sadly you would be wrong. Not everyone is a dog or cat lover and universally, when someone walks into your home, if they smell dog or cat odor, it will give the buyers the impression that your home isn’t clean. And, you may not even notice the smell yourself because your nose has adjusted and its unnoticable to you. Get a friend to walk in your home and give you an honest, sincere evaluation as to the odor of your home and listen to them if they say it’s not so good.. I specialize in the luxury market and in my market there are few players that have the resources and experience to do it right. Of course I am biased about my services because I believe I do it way better than anyone in my market. If you would like to learn more about why I am so confident of that, watch more of my videos and I think you will see the difference. Just be careful who you get to list your home. next secret… “Light that house up!” when showing your home, it’s critical that all the lights be turned on. When I show a house, I arrive early and make sure I have gone through the house and turned on all the lights. Depending on who lists your home, you need to stress how important it is to have all the lights turned on. Clean the windows, open the blinds, open the curtains and increase the wattage of bulbs if you have been in the dark, so to speak. This isn’t time to conserve energy. Do what you can to make the house bright and cheery. It will make your home more inviting and sellable. The next selling secret is to make sure you have extra room in your closets. Almost everyone is concerned about storage and if your closets are loaded up and cluttered, it will look like there is not enough storage space. Don’t expect people to ever use their imagination. It doesn’t work that way. Make sure the closets are neatly organized because the buyers will snoop… so make sure your closets and cabinets are clean and tidy. ok. this leads me to the last of the secrets for selling your home and that is… “price”!. Price is so important that I have several videos dedicated to pricing strategy. Pricing your home correctly is and should be an objective process but unfortunately, most agents use subjective techniques that are less than adequate. I use what I call a “total market overview” strategy and it’s based upon facts and not opinions. I strongly recommend that you go now and watch some of my videos on pricing your home so you can get up to 17.9 pecent more for your home. And trust me, I don’t mean, just price your home more and presto it sells for more.
