So that’s some of the things that I’m going to talk to you about today, that’s going to be local marketing in an online world. Let’s face it, more and more everything is starting to move online and for a lot of smaller business owners, local business owners, especially those in smaller communities – it’s difficult to grasp working and getting your business online because you’re so used to doing things traditionally in smaller towns, and all of that is changing. We’re going to go through a little bit of that, today what I’m going to talk about is how and why marketing is changing for local businesses. What I mean by local businesses is business owners just like you, this is happening everywhere across the world and it’s a big problem. A lot of these are big problems that business owners are struggling with, that they’re facing right now and they’re not really sure what to do, they don’t have the capability, they’re not sure where to go. I’m going to talk a little bit about where marketing for local businesses is heading, five years, ten years in the future. How you can potentially start future proofing your local business right now, and I’m going to give you a six step plan quickly of things that you can do over the weekend, and by Monday have some of these things done and up and running for your business that will absolutely help you right out of the gate. First thing I just want to set the stage with is one of the things that I run in to a lot with business owners, they don’t really understand what marketing is, they’re used to hearing the word advertising and traditionally in smaller local businesses, mid-sized businesses, there’s this mindset about advertising. An ad salesman comes to you and sell you some advertising, you buy the advertising, you put a newspaper ad and you go a radio ad, you do a television ad and you hope the phone calls and that you convert it in to a sale. Advertising as you’ll see on the right is just one small subset of marketing. Marketing is a full process and a full strategy that businesses use to grow what their business is long term. To kind of put it into perspective, advertising if you look at this wheel right here, it starts at the top with marketing and works its way around. Advertising is really in this step right here, what happens is a lot of smaller businesses start here and don’t really have a strategy, they haven’t put a tactical plan together, they really don’t have a marketing plan and they just kind of take chances and say “Well I’ll try this, maybe that will work. Maybe I’ll try this type of advertising and that will work”. I had a client that called me yesterday and he said “Brian, I’ve tried everything. Radio, TV, newspaper, billboards – I can’t get anything to work. I’m really not sure what I’m doing.”. He’s just trying everything that he possibly can. Well, this is a type of person that doesn’t know there’s actually a strategy and there’s actually a system behind that, that you can put together long term that will help you strategically grow your business with time tips, tricks and advice on how to grow your business. With that in mind I want to put things in to perspective, so when I talk about how things are changing for businesses, how things are moving. Some of you may be old enough to remember when the telephone was fairly new, some of you may remember it as a kid. And along the way, you’ll find there’s little, really, to be afraid of. So let’s get started. Fear #1 - You friends, family or colleagues or employer will find out. What your friends and loved ones think of you is a powerful motivator for anything in life. The fear that filing bankruptcy will become public knowledge can be paralyzing and emotionally draining. On top of that, the stress of dealing with obnoxious bill collectors will pale in comparison to the possibility that someone you know will find out about your bankruptcy case. Here’s the truth. Bankruptcy cases are public court records, but generally the information on an individual bankruptcy case is not published unless it is newsworthy. So unless you’re an attorney or have access to the federal bankruptcy docket, it’s highly unlikely that anyone but your creditors will know you have filed for bankruptcy. Your creditors are notified by mail, along with certain government agencies. Most newspapers do not have the time, interest or resources to gather and publish lists of the people who have filed bankruptcy so the days of publishing a bankrupt’s name in a list of the legal notices of the local newspaper are mostly long gone. The chances of your acquaintances finding out are slim to none, unless you tell someone else or tell them yourself. In most cases, employers will not find out about the bankruptcy, unless you choose to tell them. If you are a seller: You can ask your attorney to review any offer you receive prior to accepting it. In the event you have already accepted the offer, it is extremely important to hire your real estate attorney at this time if you have not already done so. Your contract should have an attorney review period and home inspection period built in, and the length of time they cover varies from contract to contract. During these periods you will likely receive a letter from your buyer’s attorney requesting both modifications to your existing contract and possible requests for repairs or credits based on the home inspection they may perform. Your attorney, along with your real estate agent if you have one, will review any such letter with you and help you determine what is important and what is not, and when you are ready, your attorney will convey your response about what you are and are not willing to do. The week or two following acceptance of a contract can be the most critical period in the deal and it is important that you have competent help available to you to answer your questions and guide you through the process. Hire an experienced attorney as early in the process as possible. In fact, you should hire your attorney as soon as you put your home on the market and the great thing about working with us is that it won’t cost you anything extra to retain us when you list your home. If you are a buyer: You can ask your attorney to review your offer before you submit it. In the event you have already submitted an offer, and it has now been accepted, it is extremely important to hire your real estate attorney at this time if you have not already done so. You should also consider hiring a home inspector to do a professional home inspection on your property, even if it is a condominium. Your inspector can help you spot problem areas and code violations, helping you make an informed decision about the structure and interior of your potential new home. Armed with that home inspection list, you should consult with your attorney for next steps. Your attorney will review your contract and suggest modifications if necessary, and your attorney will ask you if you have any requests based on your home inspection. These requests range from simple repairs to complex repairs. Some buyers prefer credit to make the repairs themselves, or perhaps a purchase price reduction in lieu of repairs. Based on your input, your attorney will then draft a letter encompassing these contractual modifications and home inspection requests and share it with your seller’s attorney. A response from seller’s attorney typically follows, and your attorney will share that information with you and hopefully both you and the seller can agree and the transaction will move forward. In the event an agreement cannot be reached, your attorney should be able to protect you in a way such that you can get your earnest money back should such a disagreement occur. Remember though – time is of the essence. The minute your seller signs your offer it becomes a contract and the clock begins to run. If you wait too long, you could lose your earnest money or make other serious mistakes. Hire an experienced attorney as early in the process as possible. It can make a big difference for you.
