When you decide to make your home in a trendy neighborhood like Manhattan's Gramercy Park, you must accept the fact that no matter how much you can invest, you will never live with rolling hills and spacious guest rooms. Instead, the stylish and affluent of such an area learn how to make do - and do quite well - with less space. A Cozy Stone House, Most Searched on Tiny House Lover | Tiny House is Beautiful

A compact stone barn in the Irish countryside is now a sumptuous holiday cottage perfect for romantic escapes. The current owner converted the barn, now named Crows’ Hermitage, and has been using it as a vacation rental. It is located behind his house in the hamlet of Ardcath, less than an hour’s drive north of Dublin. The original barn was a two-storey structure, but with low ceilings on both levels. The limited interior height was further reduced by the need to build a new insulated floor over the existing floor, which would have been either stone or just compacted dirt. To get adequate headroom downstairs, a new bedroom loft was built a foot or two higher than the original upper floor, judging by the exterior stairs and doors at the back of the barn. That still left the small kitchen area below with a relatively low ceiling, but it benefits from being open to the double-height living room. In the photo below, notice how the side windows sit very low in the walls. Those windows were placed within the original door openings. The bathroom, tucked away at the back behind the kitchen, is split into two compartments. The bathroom door opens into a small space with just a shower stall. From there, another door leads to a second small room with the vanity and toilet. Although the floor and roof are now insulated, keeping the original character meant that the stone walls were left uncovered. That will lead to pretty chilly mornings in winter, the kind of chill where you can see your breath. There is a small woodstove that reportedly will warm the space up fairly quickly, but it is hard to keep a fire going overnight in a small stove. Luckily there is also a backup electric heater. Crows’ Hermitage would be an ideal base from which to explore Ireland’s east coast, including Dublin. It can be rented through Airbnb. Challenged by the intricacies and opportunities of a small site in Melbourne, Australia, Inglis Architects came up with a clever narrow house design for project Fairbairn Road Residence. Masonry, timber and stone are the main materials employed for the exterior finishes, “whether through brick perforated screens, steel cantilevers or custom timber claddings”. New from Canadian tiny house builder, Minimaliste, is this luxe custom-build named The Sakura. The home is built on a gooseneck trailer and measures 10.5' x 32'. Its exterior features an eye-catching cedar with semi-transparent dye, and heron blue metal. The interior of the home features a number of creative innovations to make the most the home's 380 sq ft space. One of the most unique, and most likely a first for any tiny house, is hydronic heated floors! Also included in the home is a modular sofa and butterfly table to allow the home's owners to transform the space as they need it to. To help the home's owners ease into tiny house living, Minimaliste incorporated as much storage as possible. Craftsman homes first started popping up just after the turn of the 20th century in Southern California. Based on the bungalow, craftsman-style homes were first designed by the Greene brothers, with the seminal Gamble House in Pasadena forever guiding the style. These homes took pride in their originality and their craftsmanship, the latter of which was always on full display. While the Seaside craftsman featured in this article is a departure from original craftsman style, the ambiance is right on point. This cottage might be tucked away up in Washington state, but the vibe oozes laid-back California. The first floor of the house is dominated by one main room — a kitchen-dining-living room combination. The open layout will be like a playground to guests, allowing them to flow unfettered from room-to-room. Nobody will ever be wondering what they're missing out on in the next room over! Turning to our left, we can see the stairwell that leads upstairs to the bedrooms, along with a peek at the bathroom and the kitchen. While the plethora of windows will keep light coming in throughout the day, the well-placed hanging lamps darted across the house will make sure there aren't any dark spots at night. The kitchen might have a dishwasher, but with a view like this one, you might want to wash a few by hand! The brick backsplash offers a subtle contrast between the many natural wood fixtures across the home. A standing island offers a bit of separation between the kitchen and dining spaces. The master bedroom features custom Roman shades, but it's unlikely the owner will ever draw them — the views are too spectacular to obstruct! This lovely rust-colored dutch door is as inviting as it gets. The large window ensures your door will never "make a better door than a window," and splitting in the middle, it'll be a cinch to let the summer breeze in without letting Fido get out. And according to a survey by the National Association of Home Builders more than 70% of buyers want an island in their kitchen, and of those, 50% consider it a must-have. Since it’s apparent that adding an island is a sound investment, we’ve gathered 60 of our favorite kitchen island ideas to use for inspiration. Think about what kind of design (whether custom or prefabricated) is going to provide the most utility by asking the following questions: What will it be used for the most? What particular features will enhance the existing kitchen? What does the space need? If the room lacks cabinet space, you’ll want storage. If you don’t have a kitchen or dining room table (and even if you do), extra seating might be a priority. There are many different ways you can approach this decision, and since an island takes up a significant amount of floor space it’s worth it to take time to make every element of its design intentional. A good general rule for enclosed kitchens is to place it in the center of the room. That way it’s equally accessible from all sides and won’t be an obstacle for people walking through. That placement might not work best for all kitchens, however. A perimeter island, for example, might work better with open floor plans. Size and shape are also determined by room’s layout; Allow for at least 36-48 inches between the perimeter of the island and the surrounding cabinets so there’s enough room for people to move around. The property has been completely rebuilt from an old piggery and renovated to a very high standard. This holiday cottage is ideally situated for the many attractions in this beautiful part of the West Country. It is only a 5-minute drive to the centre of Frome town, with its famous cobbled streets and walkways where you will find plenty of great pubs, cafes and an eclectic shopping scene, not forgetting the Cheese & Grain for music events and Babington House for a luxury spa day. Spend a week visiting all the local places of interest, such as beautiful Georgian Bath, just 12 miles away, with its Roman baths, pump rooms, Pultney Bridge and weirs, and The Royal Crescent. Also close by is Bradford upon Avon, with its Saxon, medieval and Tudor heritage. The surrounding countryside is ideal for walking, and cyclists, and nearby you have the stone circles of Avebury and Stonehenge. Cheddar Gorge with its famous caves and gorge are also within easy reach, as is the amazing Longleat Safari and Adventure Park, which is an ideal day out for both young and old. The city of Wells is not far away with its fabulous cathedral and Bishops Palace, and not forgetting the mystical village of Glastonbury with its tor and abbey. As you can see, this holiday cottage is situated in a prime position close to all the attractions, but tucked away in a quiet corner of the Somerset countryside. Small House Design Ideas (17m2) | Tiny Cabin In Upstate New York Architecture firm BIG has created a small black cabin with an angular roofline in the Hudson Valley, as the first model for prefab-housing startup Klein. BIG's prototype, named A45, is the first in a series of tiny homes by well-known architects that Klein plans to offer customers. Constructed in Upstate New York, the one-storey building has a minimal footprint of 183 square feet (17 square metres), which includes an open-plan living and sleeping area with small cooktop, bath and a lofted area. It comprises a series of triangular walls made from dark-finished pine that curve up to form a pitch, similar to the A-frame cabins typical of the region. However, A45 has a square base with a twisting roofline, providing a new take on the traditional style. "The design evolves from the traditional A-frame cabin, known for its pitched roof and angled walls which allow for easy rain run-off and simple construction," said the firm. "The resulting crystal-like shape gives A45 an ever-changing appearance." BIG's cabin is built from modules that are assembled on site, resting on four concrete piers. This method is intended to allow owners to construct their tiny houses in remote areas, without the need for heavy machinery. Most of the materials are fully recyclable, including the timber frame, wall modules, a subfloor, as well as the triangular floor-to-ceiling windows. The A45 cabin is available to be customised inside and out, and this prototype includes fixtures and fittings from various Danish firms. Upon entering is a single space with ample glazing. A Morsøe wood-burning fireplace is nestled in one corner, while a small kitchenette is designed with light wood cabinetry by furniture makes Københavns Møbelsnedkeri. Other pieces decorating the small cabin include products from furniture brand Carl Hansen & Son, and a bed designed by Soren Rose Studio that is fitted with Kvadrat fabric. The cabin "reflects a minimal Nordic abode prioritised for 'hyggelig' comfort and design", said BIG, which is headed by architect Bjarke Ingels and has offices in Copenhagen, New York and London. Hygge is a Danish word that describes a mood of cosiness or comfort, with feelings of wellness and happiness. Klein, led by Danish interior designer Soren Rose and with offices in Copenhagen and New York City, intends to launch a variety of tiny house concepts designed by the world's leading architects. The company claims it can deliver its cabin designs anywhere in the world within six months. When it comes to building materials, contemporary architecture is marked by the rampant use of concrete in construction, and we are quickly depleting our forests to produce lumber. On the other hand, earth is a traditional and plentiful building material that has weathered the test of time - although many building codes around the world do not even address it. In an effort to bring back soil as a building material, Tokyo-based Atelier Tekuto began the Earth Block Project to develop techniques and materials that meet building codes. Their first project was to create a curvilinear single family residence made with 2,600 soil bricks - read on for a look inside! Atelier Tekuto's goal for the project was to utilize an environmentally friendly building material that was not limited or hindered by the economy. They focused their attention on soil and researched methods and techniques that improved its strength. By adding magnesium oxide to natural clay soil, they increased the strength and longevity of the material so much so that it can pass Japanese structural standards. Magnesium oxide is produced almost everywhere in the world, is non-toxic (it's even used as a food additive), and it can safely return to the ground. Clay soil is very common throughout the world, and bricks can easily be produced in factories or even by hand. The magnesium/clay brick has been shown to surpasses the strength requirements of the Japanese construction standard. Atelier Tekuto designed and built a single family residence with 2,600 bricks as a testament to their architectural viability. All of the work to create the material - including mixing the ingredients, sourcing the soil, and manually making the bricks - was completed in the same prefecture. A volunteer staff of 4-6 people can make about 30 bricks a day, each of which weighs 20 kilos. Because of building codes, the house also required 400 mm thick walls, a supportive wall every 10 meters, and a top beam of concrete or steel. This classic black and white summerhouse is located in an area of holiday homes on the north coast of Zealand, Denmark’s largest island. The cottage is very snug with just 43 m2 (463 ft2) of inside floor space, but the two small bedrooms and a sleeping loft provide sleeping space for a family with a couple of young kids. The front door is at one end of the long, rectangular floor plan. There is a small entry space with the tiled bathroom to one side. After entering, you pass through the kitchen to reach the living/dining room at the middle of the cottage. Although the kitchen seems to have a functional layout, the cabinets are old and pretty beat up. The big problem with the kitchen, however, is that everyone coming and going has to funnel through it. If we were redoing the kitchen, we’d try to rearrange it so the front door could be moved to the cottage’s long side between the kitchen and living room. The combined living and dining room has a vaulted ceiling and is flooded with natural light. A folding window wall on the south side opens to the back deck, and there is another large window on the opposite wall. The fireplace in the corner should keep the cottage cozy on cold, rainy days, but there is also a mini-split heat pump if you don’t want to bother lighting a fire. The two bedrooms and sleeping loft all open directly off the living area. The smaller bedroom is barely big enough to fit a single bed, and the loft is even tinier. But for a summerhouse where the kids aren’t bringing much more than a backpack of clothes and their cell phones, they should be fine. The parents’ bedroom is bigger but long and narrow, so the bed has to be pushed up against the wall. How to expand a small 1950s home on the water without sacrificing its charm? Raise the ceilings, add on in back, and create more rooms outdoors Lots of people fantasize about having a house at the beach—and for some, the ultimate dream is to live there all year long. For the owner of this light-and-airy home in Bay Head, New Jersey, what started as a weekend getaway grew into an everyday dream come true. Shown: The once basic 1950s cottage got a curb-appeal redo with Folk Victorian gables, an extended front landing leading to double French doors, pale blue shutters, a garden arch, a new paver driveway, and a welcoming lamp post. When he first bought the place, the 1950s one-story cottage was pretty basic: less than 1,200 square feet, with a living room, two bedrooms, a single bath, an eat-in kitchen, and a back porch ringed with old-school louvered windows. Located a few blocks from the Atlantic, it had plenty of "let's go to the beach" appeal. Shown: The extended front landing serves as a rocking-chair porch. It also had a lot of moisture. The original cellulose wallboard had absorbed groundwater over the years, and the oak floors, absent an underlying vapor barrier, were warping from below. Shown Window boxes set on white-painted wood brackets add to the cottage aesthetic, as do the aqua-painted board-and-batten shutters. Clearly, the cottage needed work. But the owner had even bigger plans for the little place. So he called on local general contractor Pete Patterson to not only repair the structure but also add on to it—two more bedrooms, another bath, a dining room, and extra areas for entertaining were on the wish list—to better accommodate family members and friends who come to visit, especially in summer months. Shown: Seafoam-blue paint and bleached beadboard set a beachy tone in the entry. New double French doors with sidelights channel light into the interior. Enter architect Christopher Rice. His mandate was simple: Keep the cottage looking modest and authentic from the street—to stay true to its roots and in accordance with strict local building codes—while updating the interior and increasing its functionality. His clever solution? A C-shaped rear addition that would wrap around a private courtyard. The old porch would become a new dining room, open to the renovated kitchen on one side and a new family room on another; the two bedrooms curl off the gathering space. Says Rice, "Now the house actually rambles a little from when you step in the front door and wind your way through to the private patio in back." Shown: Still a tidy 150 square feet, the kitchen has a loftier feel thanks to an all-white color scheme and a vaulted ceiling. Retro diner stools pull up to the table island, which is open below to keep the room feeling airy. To get the existing house into shape, Patterson gutted the walls and pulled up the warped oak floors, insulating everywhere before laying down new narrow oak planks and adding wallboard. The work also required all-new mechanicals and HVAC throughout. Next, Patterson's team set out to renovate the old rooms and enlarge the house with an eye toward bringing the outdoors in via generous windows and three pairs of French doors. Fortunately, the sixth-of-an-acre lot had just enough space to allow for that rear wing. "What's nice is, it still feels like a small house, but a really unique one, with built-in details and decorative touches," says Patterson. Shown: Stepped cabinetry over the range (behind the island) camouflages the vent hood and allows for a mantel shelf to display decorative objects. Today, as you make your way to the kitchen, the midpoint of the house's public rooms, you can practically feel the cottage opening up. During the renovation, Patterson vaulted the kitchen's 7½-foot ceiling to 15 feet at its peak, a move that enabled the addition of four skylights that bathe the space with sunlight; the generous ceiling height made room for dramatically stepped kitchen cabinets, capped with deep crown molding. An old porch adjacent to the kitchen became the dining room, with six-over-six windows wrapping the outer wall. (The cut corner makes room for a pathway from the front yard to the back courtyard.) Two steps lead down into the new family room, a design decision that allowed a generous 10-foot ceiling height without having to raise the roof out front. Since the now-year-round house didn't have a fireplace, a fieldstone hearth was added, flanked by built-in bookcases that hide electronics and wiring, and window-backed lower display shelves that illuminate the owner's Wedgwood pitchers. TINY SHOTGUN COTTAGE IN NEW ORLEANS A “shotgun house” is a type of small house in which the rooms are lined up in a single row from front to back. A typical shotgun floor plan had the living room in front, a bedroom or two in the middle, and kitchen at the back. Since there was no hallway, you’d have to pass through the bedrooms to go from the living room to the kitchen. Some historians say that the name “shotgun house” refers to the fact that if all the doors are open, a shotgun blast could pass straight through the house. Shotgun houses were a very common form of small house in the 1800’s, with thousands of them built across the United States. They were especially popular in the southern states, where the single-room width allowed good cross ventilation of every room. The nicely-preserved example shown here is located in the Irish Channel neighborhood of central New Orleans, and like many shotgun houses it has high ceilings to aid in cooling. While shotgun houses were mainly built as affordable housing for working class families, they were often dressed up with mass-produced brackets and other ornamentation. This one is relatively fancy, built in the Greek Revival style with a prominent temple-front pediment. This shotgun house has one bedroom and is roughly 400 ft2 (37 m2). It has obviously been renovated, probably more than once. Plumbing was brought in and a bathroom was added to the back. The wall between the front two rooms was removed, creating an open living space and allowing the kitchen counter peninsula to double as a dining table. From Rich's Portable Cabins is this beautiful park model home named the "Pacific Loft". The home's exterior is composed of cedar lap siding with stained cedar trim. There's also double paned windows and a 7 ft deck. It's similar to the company's Double Loft park model, but without a bayed front end. The inside of the Pacific Loft features an all wood interior with laminate floors on the main level and carpeting in the loft. The home's kitchen comes with hickory cabinets, laminate countertops, 30" gas or electric range, a range hood, and a fridge. The home also features a laundry room, bathroom, living room, and a loft bedroom accessible by stairs. There's also plenty of storage throughout the home.
